Same square footage, same cabinet runs, same layout. The only variable is the tier of what you bolt in, which makes this the cleanest experiment in the whole dataset.<\/p>\n<p>Entry No. 15 reruns the major kitchen with the taste dial turned down. Same <b>200 square feet<\/b>, same <b>30 linear feet<\/b> of cabinets as the upscale kitchen at No. 19. Semi custom wood cabinets with a 3 by 5 foot island instead of custom white. Laminate counters instead of stone. Luxury vinyl plank instead of porcelain tile. Ordinary big box appliances instead of commercial. The 2021 national Cost vs. Value data: <b>$75,571<\/b> in, <b>$43,364<\/b> back, <b>57.4 percent<\/b> recouped.<\/p>\n<p>That is almost exactly half the upscale kitchen&#8217;s $149,079 check, in the identical footprint, and the return ratio improves three and a half points. The refrigerator line item alone tells you where the money went: about $3,000 midrange versus about $12,000 commercial in the course&#8217;s telling. Where the money actually goes, per the instructors: appliances are the big money, then cabinets, then flooring, then counters.<\/p>\n<p>And this is the entry where Dan Norby finally states the law that explains the entire ranking: as the cost of a project drops, the return rises, because it is about function first. A midrange kitchen, in his words, &#8220;still makes meals in a very comfortable setting.&#8221; The market reimburses function. It does not reimburse taste. Every pattern in this series, why cheap beats expensive, why exteriors beat interiors, why nothing reaches 100 percent, unwinds from that one sentence.<\/p>\n<h2>What the project actually includes<\/h2>\n<p>The printed spec: 200 square feet, 30 linear feet of semi custom wood cabinets including a 3 by 5 foot island, new hardware and appliances, laminate countertops, a new sink and faucet, vinyl flooring and paint. The video adds that the flooring is snap together luxury vinyl plank, which the instructors call incredibly durable for the price, and that some cabinet fronts carry glass panels. In a neighborhood where every competing home has an upscale kitchen, midrange may actually be under improving, because you will compete against those homes someday. In a modest neighborhood, upscale is money the street cannot return. The neighborhood sets a floor and a ceiling, and the kitchen has to land between them. There is no universal answer, only a street by street one.<\/p>\n<h2>What the current report says about our market<\/h2>\n<p>The 2025 San Francisco metro numbers: job cost <b>$97,667<\/b>, resale <b>$47,360<\/b>, a <b>48.5 percent<\/b> recoup, versus 57.2 percent for the Pacific region and 50.9 percent nationally. Note what happened locally: the midrange kitchen now costs here what the national upscale kitchen cost in 2021. Beginning with recent editions, Zonda draws job costs from Verisk&#8217;s XactRemodel estimating data and pairs them with resale opinions from a national survey of more than 6,000 REALTORS&reg;. The garage door moved from about 94 percent recouped in 2021 to about 268 percent in 2025 largely because the measurement changed, not because the world did.<\/p>\n<p>So treat every percentage as a ranking signal with a year stamp, never as a promise. These are averages for professionally installed projects across a whole metro. Your street, your house and your contractor will differ. Return of investment, not return on.<\/p>\n<\/div>\n<h2>The Fremont footnote<\/h2>\n<p>For Fremont sellers the practical local angle is the contractor&#8217;s ballpark. Norby&#8217;s practice is to carry per square foot and per linear foot rules of thumb so a homeowner hears a realistic range before anyone draws plans. Translated to our market with the 2025 metro data: a full midrange kitchen gut runs around <b>$98,000<\/b>, and the reface based minor remodel coming at entry No. 3 runs around <b>$32,000<\/b>. Those two numbers, quoted with their source and year, are the most useful thing you can walk into a Fremont listing appointment knowing, because they frame the only decision that matters: which tier does this street require?<\/p>\n<h2>What I would actually tell you<\/h2>\n<p>If your kitchen still functions and you are selling, the minor remodel at entry No. 3 protects far more of your money, 72.2 percent recouped in the 2021 national data against this project&#8217;s 57.4. If the kitchen is genuinely failed, cabinets sagging, layout broken, then midrange major is the honest tier for most Fremont streets, and the upscale premium should wait for the neighborhoods that demand it.
