The second best advice explains when that stops being enough.<\/p>\n<p>Entry No. 11 is the entrance you see in the builder brochures: a 36 inch fiberglass door with a decorative half glass insert, flanked by two 12 inch sidelights, the framing to hold them, factory finish, new lockset. In the 2021 national Cost vs. Value data it cost about <b>$10,044<\/b> and returned <b>$6,116<\/b>, a <b>60.9 percent<\/b> recoup.<\/p>\n<p>Why five figures for a door? Because this is a retrofit, and the labor is the story. Somebody cuts the old opening out, squares and levels a frame that decades of settling made, in Dan Norby&#8217;s word, kitty wompus, re trims both sides and lands the threshold perfectly. Norby&#8217;s own house was built in three stages across six decades and none of them are straight. Old houses do not have square openings, and making one is most of the invoice. The door system itself can run several thousand dollars in materials alone.<\/p>\n<p>This entry also carries the course&#8217;s most surprising confession. Years ago, in an earlier edition of this same class, the front entry door returned over 100 percent. It was the winner back in the day. Markets change, tastes change, costs change, and the rankings move under you. Which is exactly why every number in this series wears a year stamp.<\/p>\n<h2>What the project actually includes<\/h2>\n<p>The printed spec: replace the entry door and jamb with a fiberglass unit carrying a decorative half glass insulated window and two 12 inch sidelights including their framing, factory finished, ranch casing, new lockset. Homeowners see door transformations on TV and want to replace everything. The course&#8217;s script for that moment: yes we can, the cost is around ten thousand, the value added is around six. What if instead we painted it, repaired it, and put on new hardware? Perhaps <b>$300 to $500<\/b>, about one twenty fifth the cost, and the curb appeal moves almost as far. The gate on that advice matters: paint only wins if the existing door is sound. If it leaks, sticks, or shows rot, you are in replacement territory and the honest conversation is which tier, a question entry No. 9 answers.<\/p>\n<p>One caution from me: never quote a paint percentage. Paint is deliberately not one of the twenty ranked projects and has no Cost vs. Value figure. The logic is simple, the cheapest improvement with visible impact wins, and it needs no invented statistics.<\/p>\n<h2>What the current report says about our market<\/h2>\n<p>The 2025 San Francisco metro figures: job cost <b>$13,327<\/b>, resale <b>$10,332<\/b>, a <b>77.5 percent<\/b> recoup, versus 83.7 percent for the Pacific region and 84.7 percent nationally. Entry upgrades have climbed the rankings dramatically in the current report generation. Beginning with recent editions, Zonda draws job costs from Verisk&#8217;s XactRemodel estimating data and pairs them with resale opinions from a national survey of more than 6,000 REALTORS&reg;. The garage door moved from about 94 percent recouped in 2021 to about 268 percent in 2025 largely because the measurement changed, not because the world did.<\/p>\n<p>So treat every percentage as a ranking signal with a year stamp, never as a promise. These are averages for professionally installed projects across a whole metro. Your street, your house and your contractor will differ. Return of investment, not return on.<\/p>\n<\/div>\n<h2>The Fremont footnote<\/h2>\n<p>Fremont specifics worth knowing before anyone orders a door. Sidelights are glass beside your lock hardware, so ask about laminated or tempered security glazing options. If your home predates 1978, cutting out the old opening disturbs painted surfaces, which triggers the federal lead safe work rules: a certified firm using lead safe practices, not a handyman with a reciprocating saw. And in our sun exposed, west facing streets, fiberglass earns its premium honestly: it takes afternoon sun better than steel, will not dent, and holds a wood look finish without wood maintenance. On stucco facades common across the Tri Cities, the trim reveal around the new framing needs a proper stucco patch and color match, a small line item that separates a clean job from an obvious one.<\/p>\n<h2>What I would actually tell you<\/h2>\n<p>Selling this year with a sound but tired door?
