The 2021 national Cost vs. Value data: <b>$16,766<\/b> in, <b>$11,038<\/b> back, <b>65.8 percent<\/b> recouped.<\/p>\n<p>Run the comparison both directions, because clients quote it both ways: wood costs about 25 percent less than composite, or composite costs about 34 percent more than wood, from the same $5,660 gap in the 2021 data. And the punchline the instructors relish: paying that premium does not buy a higher recoup. Composite returned 63.2 percent, wood 65.8. The cheaper deck wins the ratio, again.<\/p>\n<p>The maintenance argument has a twist most people miss. Composite&#8217;s pitch is never stain again. But a wood deck has the same option: let it weather to a natural gray and maintain nothing. Stained color costs you a weekend every few years; gray costs you nothing. What composite actually sells is color, any color you want, forever, matched to the house. That is a real benefit. On a million dollar home you can have a wood deck, and on a five hundred thousand dollar home you can have a composite one. Unlike kitchens and baths, deck material is not a proxy for price tier. It is personal preference, and since the recoup ratios sit within three points of each other, the financial tie frees the decision to be entirely about lifestyle. Two questions settle it: do you want to re stain every few years or never think about it, and do you care about matching a specific color? Answer those and you have chosen.<\/p>\n<h2>What the current report says about our market<\/h2>\n<p>The 2025 San Francisco metro figures: job cost <b>$20,059<\/b>, resale <b>$18,425<\/b>, a <b>91.9 percent<\/b> recoup, versus 102.5 percent for the Pacific region and 94.9 percent nationally. In the current data the wood deck is one of the strongest projects on the whole local table, and in the Pacific region it actually clears its cost. The garage door moved from about 94 percent recouped in 2021 to about 268 percent in 2025 largely because the measurement changed, not because the world did.<\/p>\n<p>So treat every percentage as a ranking signal with a year stamp, never as a promise. These are averages for professionally installed projects across a whole metro. Your street, your house and your contractor will differ. Return of investment, not return on.<\/p>\n<\/div>\n<h2>The Fremont footnote<\/h2>\n<p>California footnotes, quickly. Redwood, the historic Northern California deck material, is now a premium specialty product, which is why the practical local choice is exactly the course&#8217;s pairing, pressure treated versus composite. Permits apply, and the permit card matters at resale. In fire hazard severity zones Chapter 7A governs decking just as it does siding, and heavy timber and certain listed products are the compliant paths, so hills properties should verify before ordering.
