This entry is the arithmetic of not throwing them away.<\/p>\n<p>Entry No. 3 is the best interior project in the course, and the highest ranked project that touches a room instead of a facade. The minor midrange kitchen remodel: <b>$26,214<\/b> in the 2021 national Cost vs. Value data, <b>$18,927<\/b> back, <b>72.2 percent<\/b> recouped. Every other interior project ranks thirteenth or worse. This one ranks third.<\/p>\n<p>The defining move: the cabinet boxes stay. New door fronts, new drawer fronts, new hardware on the existing structure, or simply paint. Around that decision, new laminate counters, a new sink and faucet, vinyl plank flooring, midrange appliances, fresh paint. Same 200 square feet, same 30 feet of cabinets as both major kitchens earlier in this series. The three tier ladder, all 2021 national data: reface at $26,214 and 72.2 percent, gut to semi custom at $75,571 and 57.4 percent, gut to custom at $149,079 and 53.9 percent. Keeping the boxes is worth roughly fifty thousand dollars, and every dollar you add past it buys a worse ratio.<\/p>\n<p>The quality objection has aged out. The instructors, one of them a contractor who has seen every laminate ever made, note that modern laminates can pass for stone at conversational distance, and luxury vinyl plank is the same story on the floor. This is not the cardboard kitchen of 1995. It is the kitchen that photographs new, functions new, and, in the course&#8217;s lovely phrase, smells fresh, which is its own quiet value signal in a market where buyers remember odors longer than counters.<\/p>\n<h2>What the project actually includes<\/h2>\n<p>The printed spec: a 200 square foot kitchen with 30 linear feet of cabinets, replacing door and drawer fronts only while keeping the boxes, new hardware and midrange appliances, laminate countertops, a new sink and faucet, vinyl flooring and paint. The gate for the whole strategy: the boxes must be sound and the layout must work. Refacing a failed layout is lipstick. The answer is the baseline. A flipper who bought a distressed house below market is not measured against the Cost vs. Value table at all; the profit came from the acquisition discount, and the $26,000 kitchen simply unlocks it. Same kitchen, different arithmetic, because the starting basis is different. For a normal homeowner in a normal house, the table applies in full, and the honest version is the instructors&#8217; own script: spend twenty six grand, and if you had to sell tomorrow, the home is worth about nineteen more. No magic, no doubling, just the best ratio any interior project offers.<\/p>\n<h2>What the current report says about our market<\/h2>\n<p>The 2025 San Francisco metro figures: job cost <b>$31,804<\/b>, resale <b>$35,753<\/b>, a <b>112.4 percent<\/b> recoup, versus 129.1 percent for the Pacific region and 112.9 percent nationally. In the current data, in every geography, the minor kitchen clears its own cost. It is the only interior project on the 2025 metro table that does. Beginning with recent editions, Zonda draws job costs from Verisk&#8217;s XactRemodel estimating data and pairs them with resale opinions from a national survey of more than 6,000 REALTORS&reg;. The garage door moved from about 94 percent recouped in 2021 to about 268 percent in 2025 largely because the measurement changed, not because the world did.<\/p>\n<p>So treat every percentage as a ranking signal with a year stamp, never as a promise. These are averages for professionally installed projects across a whole metro. Your street, your house and your contractor will differ. Return of investment, not return on.<\/p>\n<\/div>\n<h2>The Fremont footnote<\/h2>\n<p>For Fremont sellers this is the single most bankable pre sale project in the series, with three local footnotes. First, the tier gate from entry No. 15 still governs: on streets where every comp has been gutted to custom, a reface competes visually only if the layout is genuinely good, so we judge the boxes and the floor plan before promising anything. Second, appliance swaps here increasingly mean induction ready thinking, because Bay Area buyers are reading energy futures into kitchens, and a 240 volt line run during a reface costs a fraction of what it costs later. Third, permits: a true reface with counters and appliances usually needs none, which is precisely why its timeline fits inside a pre listing window when the gut job cannot. Six weeks, not six months.<\/p>\n<h2>What I would actually tell you<\/h2>\n<p>If you are selling with a functional but dated kitchen, this is my default recommendation, and the 2025 metro data lets me say something I can say about almost nothing else: the current published average shows it returning more than it costs here. If the boxes are failing or the layout fights the house, we price the honest gut at entry No. 15&#8217;s tier and make peace with its math.
