The 2021 national Cost vs. Value data: <b>$10,386<\/b> in, <b>$9,571<\/b> back, <b>92.1 percent<\/b> recouped. The instructors say out loud what no other project earns: you could argue this is a breakeven.<\/p>\n<p>Understand the scale, because it is the whole trick. This is not re cladding a house, the way the siding entries wrap 1,250 feet. It is 300 targeted feet, about $35 per square foot installed in the 2021 data, placed exactly where eyes land. Accent economics: small, visible, transformative, cheap enough to nearly wash. And understand the product: cast concrete, molded and colored so convincingly that from fifteen feet, in the contractor&#8217;s own words, you have no idea. Real quarried stone is a different, far costlier world.<\/p>\n<p>Why does it work so well? Norby&#8217;s mechanism is the sharpest sentence in the course: it drags a seventies or eighties house into the current architectural vocabulary, so it competes, even a little, against new construction. Texture is what newer homes have and flat runs of old siding lack. Stone veneer manufactures that articulation for the price of a used car. It is the course&#8217;s clearest cure for a house that reads out of date, as opposed to merely worn.<\/p>\n<h2>What the project actually includes<\/h2>\n<p>The printed spec: remove 300 square feet of existing vinyl siding and install manufactured stone veneer. The installation is the same system our stucco houses already wear: a cement coat over wire lath, mortar, and the cast stones set into it, adhered, not stacked. Styles have their own fashion cycle, the nineties boulder look gave way to today&#8217;s tighter fieldstone and stacked limestone, and the product outlived both. Norby flipped houses, and admits he was never very good at it, because he broke his own rules: he would re side an ugly house because he could not stand selling it ugly, and lose a couple thousand dollars to his own taste. The lesson he draws is the discipline this whole series teaches: buy right, then spend only on what the market reimburses, and never let your emotions sign the contract. The one project where the emotion and the math finally agree is this one, which is why he loves it. At 92 percent, you can indulge the urge to fix ugly and the ledger barely notices.<\/p>\n<h2>What the current report says about our market<\/h2>\n<p>The 2025 San Francisco metro figures: job cost <b>$12,403<\/b>, resale <b>$28,093<\/b>, a <b>226.5 percent<\/b> recoup, versus 231.7 percent for the Pacific region and 207.9 percent nationally. Under the current methodology, described below, stone veneer sits in the top three projects in every geography in the country. Beginning with recent editions, Zonda draws job costs from Verisk&#8217;s XactRemodel estimating data and pairs them with resale opinions from a national survey of more than 6,000 REALTORS&reg;. The garage door moved from about 94 percent recouped in 2021 to about 268 percent in 2025 largely because the measurement changed, not because the world did.<\/p>\n<p>So treat every percentage as a ranking signal with a year stamp, never as a promise. These are averages for professionally installed projects across a whole metro. Your street, your house and your contractor will differ. Return of investment, not return on.<\/p>\n<\/div>\n<h2>The Fremont footnote<\/h2>\n<p>Here is the rare entry that travels to Fremont better than the national data suggests. Manufactured stone is noncombustible masonry, a friendly material under Chapter 7A in fire hazard severity zones where vinyl fails the conversation entirely. And its installation stack, lath, cement coat, adhered finish, is literally the stucco system our housing stock is built on, which means local crews know it cold. But the instructors&#8217; phrase, permanent as long as it is applied appropriately, is doing heavy lifting, and California practice knows exactly where it fails: adhered veneer installed without a proper weather resistive barrier and weep detail traps water against the wall and rots it invisibly. On any resale where veneer was added later, staining, efflorescence or a missing weep screed at the bottom edge is an inspection flag, and a known problem there is a material fact for the disclosures, not a cosmetic note. One more local note: pulling old siding on a pre 1978 house triggers the lead safe rules, same as the siding entries.<\/p>\n<h2>What I would actually tell you<\/h2>\n<p>For a Tri City seller with a flat, dated facade, this is the highest leverage exterior dollar I can point to, with two conditions: a detailed bid that names the weather barrier and weep screed, because the four hundred dollar flashing detail is what protects the ten thousand dollar wall, and restraint in scale, an accent band, not a stone costume. Done right it re ages the whole house in photographs, which is where every Fremont sale now begins. Done wrong it is a moisture problem wearing a tuxedo.
