In the same month the median price per square foot fell 10.7% to <b>$708<\/b>, its third monthly drop in a row. A higher median alongside a lower price per foot most likely means larger homes closed this month rather than the city getting more expensive. The report does not break out home size, so that is an inference.<\/p>\n<p>Closed sales softened. They averaged <b>99.4% of list<\/b>, just under asking, and had spent a median of <b>27 days<\/b> on market, up from 18 in July, even as August&#8217;s new contracts came together faster. Months of inventory finished at <b>2.23<\/b>, down 8.2% on the month but <b>14.4% higher<\/b> than a year ago.
