In the same month the median price per square foot rose 15.4% to $817, ending a three-month slide. A lower median alongside a higher price per foot most likely means smaller homes closed this month, the mirror image of August, rather than an 11.4% drop in what Newark homes are worth. RPR’s estimate of the typical home slipped only 0.8%. The report does not break out home size, so that is an inference.

The homes that sold went fast. They averaged 100.97% of list, back over asking, after a median of 13 days on market. But active listings jumped 26.5% to 62 while new contracts fell 24% to 19, and months of inventory climbed to 2.82, up 32.4% on the month and 44.6% from a year ago, the highest point on the report’s five-year chart. Newark is still a seller’s market by supply, with a thinner margin than a year ago.

September 2026 at a glance

$1,298,000

median sold price

100.97%

sold to list price

13 days

median days on market

2.82

months of inventory

The full Newark report, with the free branded PDF

Every price across the pipeline, how price and value moved apart, where September sits in a five-year view, and a three-page PDF you can download and keep.

This dispatch is a summary.
