Newark stayed on the seller side of the table, but the story this month is supply quietly building.
The typical single-family home sold for $1,388,500, closed at 102.3% of its asking price, and went under contract in a median of just 14 days. Inventory, though, rose to 2.48 months, its highest level in roughly five years.
That is still a seller market by any normal reading. It is also the most room Newark buyers have had in half a decade, and the two facts are not in conflict.
