Hayward is still a seller’s market, but August split it into two speeds, and supply is quietly building on the year.
The typical single-family home in Hayward sold for $935,000 in August 2026, closed at 102.2% of its asking price, and sold in a median of 16 days. The median rose 5.6% from July, yet the median price per square foot fell 8.2% to $608. That combination says larger homes closed this month, not that the city suddenly got more expensive.
The more useful split is between the homes that sold and the homes that did not. Homes that went into contract in August were listed at a median of $898,444 and got there in 15 days. Homes still waiting at month end carried a median list price of $989,394 and had been listed 32 days. Months of inventory held at 2.38, about level with July but 17.8% higher than a year ago, so buyers have more choice than they did last summer while sellers keep the edge.
