Milpitas stayed on the seller side of the table, and unlike some neighboring cities, supply here actually got tighter.

The typical single-family home sold for $1,800,000, closed at 104.1% of its asking price, and went under contract in a median of just 12 days, while inventory slipped to only 1.31 months.

Prices jumped this month against a median list price of $1,624,500 on active inventory, which is the gap that tells you buyers are still bidding past the ask rather than negotiating under it.
