A strong seller market, but with a flatter line than 2024.

Prices have plateaued. Per-square-foot is drifting downward. Inventory has crept up to 45 homes. Days on market are split, which usually means well-priced homes are still moving fast while everything else waits.

The practical translation for a buyer is that you no longer have to be the first one through the door. The practical translation for a seller is that prices have not been moving higher for several weeks, so pricing to the current line matters more than pricing to last year.
