The median sold price rose 7.9% month over month to $1,441,000. Homes went pending in a median of 9 days at 104.6% of list price. The Market Action Index reads 60.

Underneath that, two counter-currents. Inventory is up 36% year over year to 1.89 months, and 20% of active listings have already dropped price. Prices peaked around $1.5M in early 2022 and have been broadly flat since, which is why a strong monthly move and a flat multi-year line can both be true at once.
