Hayward’s median sale slipped in September, but price per foot rose, homes kept closing over asking on average, and months of supply fell for a second straight month.
The median single-family sale in Hayward closed at $860,000 in September 2026, down 8% from August and the lowest monthly median since December 2025. In the same month the median price per square foot rose 2.3% to $622. A lower median alongside a higher price per foot most likely means smaller homes closed this month, the mirror image of August, rather than an 8% drop in what Hayward homes are worth. RPR’s estimate of the typical home slipped only 0.3%. The report does not break out home size, so that is an inference.
The homes that sold still closed over asking on average. They averaged 102.75% of list after a median of 16 days on market. Active listings fell 11.3% to 86 while new contracts rose to 46, and months of inventory fell to 2.0, down 11.5% on the month and about level with a year ago. Hayward is still a seller’s market by supply, and the homes buyers signed on were listed about $105,000 below the homes still waiting.
